I am providing the Multiple Listing Service (MLS) to assist you in your search for the perfect property in the Helena area.
The MLS is comprised of listings being offered by all Realtors in and around Helena. The Realtors (Listing Agents) you see on these pages are legally bound by contract to represent the SELLER of that property and will not necessarily protect your rights as the BUYER.
Listing Agents and the company that they work for represent the SELLER, not the buyer. Their job is to get the SELLER the highest price on the best terms. The best they could offer you as a home buyer is DUAL representation- representing you and the seller in the same transaction. Would you go to court using your Opponent's Attorney? Then why would you want to use the Seller's Real Estate Agent to represent YOU?
I will give you the facts, good and bad. A Listing Agent cannot tell you about many things that would be detrimental for the BUYER because they work for the SELLER.
I will help you with your financing alternatives. A seller is always unaware of the price that the buyer is willing to spend during the negotiation process, bringing the advantage back to the buyer and the buyer's wallet. For this reason alone, it is very common to save a substantial amount of money during the critical negotiation process when you have an Agent exclusively represent you as the BUYER.
